Nestled on a panoramic hillside dominating the Lake Trasimeno area, our property spans nearly four acres of land surrounded by olive groves, majestic cypresses, cherry trees, and oaks. The heart of the estate is an ancient farmhouse made of original sandstone and brick dating back to 1796. Once a traditional farmhouse lived in by our grandparents, then a charming agriturismo in the 2000s, it is today a prestigious private property dedicated to exclusive tourism. It is the perfect place to unplug, read a book in the shade, paint, meditate, or soak up the sun in total peace, far from the city chaos.

Our strategic location on the Umbria-Tuscany border allows you to reach an incredible variety of iconic destinations in less than an hour's drive:

Tuscany: Cortona, Siena, Montepulciano, Pienza, and Montalcino.

Umbria: Perugia, Assisi, Gubbio, Spello, Spoleto, Todi, Orvieto, and the towns around Lake Trasimeno.

Natural Wonders: The Marmore Waterfalls and the famous "dying city" of Civita di Bagnoregio.

• The Dream Pool: A beautiful 6m x 12m pool with graduated depth, a fun diving board, and multicolored night lighting. The water is microbiologically pure and filtered with a water softener for top quality. (24/7 April-October)

• Al Fresco Dining & BBQ: Enjoy a massive 1.5-meter-wide built-in pizza oven, a fixed brick barbecue, and an extra mobile barbecue to grill right by the pool. Dine under the stunning wisteria pergola (enchanting in late spring) or the large front pergola equipped with tables and chairs.

Flexible Capacity (Up to 14 Guests)

While the villa natively accommodates 10 guests across its 5 double beds, it offers excellent flexibility for larger groups or families:

Extra single beds can be added to two of the bedrooms.

The large ground-floor living room features a comfortable double sofa bed.

Total maximum capacity: 14 beds. There are 5 full bathrooms inside the two apartments, plus an outdoor half bath with just a toilet and sink.
